What integrations does a UAE brokerage need?
A UAE brokerage typically connects its CRM to five kinds of system: the property portals, compliance registries, the channels leads and conversations arrive through, the tools that run the office, and the finance and document systems behind a deal.
Without integration, every one of those is a person copying information between screens. Enquiries retyped from an inbox. Numbers checked against the DNCR by hand, or not at all. Calls that happened but were never logged. Attendance in a device on the wall that nobody reconciles with HR. The CRM becomes a place people are supposed to update rather than a place that updates itself, and that is the point at which agents stop using it.
How do Property Finder, Bayut and dubizzle connect to Bitrix24?
In both directions, through two VortexWeb applications.
An enquiry on Property Finder, Bayut or dubizzle becomes a Bitrix24 lead within seconds, carrying the enquiry, the property reference and the full payload. It is deduplicated by phone and email, attributed to the agent who owns the listing, and an SLA timer starts so the team is alerted if it sits unanswered. Property records maintained in Bitrix24 publish to all three portals, with each listing showing its status per portal: live, queued, not sent, or rejected with the error attached. Every listing passes four compliance gates before it publishes, including Trakheesi permit validity. This is Vortex PropList.
Each portal sends different fields in different formats. VortexWeb normalises them before the lead reaches your pipeline, so every enquiry arrives complete with the source recorded, and you can measure which portal produces closings rather than which produces the most enquiries.
What is DNCR filtration and why does a brokerage need it?
DNCR filtration checks every number in your CRM against the UAE Do Not Call Registry before an agent dials it or a campaign goes out, and flags or blocks the ones that are registered.
Calling a number on the DNCR is a regulatory breach with fines attached, and a brokerage buying lead databases or running outbound campaigns is exposed on every dial. Checking manually does not scale past a few dozen numbers a day.
VortexWeb integrates DNCR filtration into Bitrix24 so the check happens automatically: on import when a database arrives, on a schedule against the live CRM, and before a broadcast or a dialling session. Registered numbers are marked on the record, excluded from campaigns, and the agent sees the flag before the call. Compliance becomes a property of the system rather than a habit you hope every agent keeps.
How does Trakheesi permit validation work with the CRM?
Every listing in Bitrix24 carries its Trakheesi reference and expiry, and Vortex PropList checks permit validity as one of four gates before a listing can publish to any portal.
Expiring permits are flagged in advance. An expired permit blocks republishing rather than letting a listing go live non-compliant. A brokerage never finds out about a lapsed permit from a portal rejection or from an agent asking why enquiries stopped.
Can AML checks be built into the deal process?
Yes. Anti-money-laundering checks and booking approvals are built into the deal stages in Bitrix24, so a deal cannot move to finance until compliance is done and recorded against the record.
This is configured as a workflow rather than a separate system: the AML stage sits in the pipeline, the required documents are collected against the deal, and the approval is logged with who gave it and when. Auditable, and impossible to skip by accident.

Can WhatsApp connect to the CRM?
Yes. WhatsApp Business API connects to Bitrix24 so every conversation is logged against the lead or deal, automated replies fire on defined triggers, and broadcasts run from the CRM with responses landing back on the contact.
WhatsApp is where most UAE property enquiries actually arrive, which is why it is included as a lead channel in the Advanced and On-Premise setup packages. Which telephony systems connect to the CRM?
Any cloud telephony platform with an API, with calls logged against the matching lead, contact or deal and recordings attached where the provider supports it.

Can biometric attendance connect to the CRM?
Yes. Hikvision access-control devices connect to Bitrix24 through a custom biometric integration, so face and fingerprint events on the door become attendance records in the CRM. ZKTeco, Suprema, Dahua, Anviz and eSSL devices connect the same way, and Vortex HR carries its own GPS time clock for agents on site visits.
For a brokerage, this puts attendance, HR records and sales performance in one system, so a manager looking at an agent's numbers in Vortex Team also sees whether they were in.

How much does an integration cost?
Priced per connection, because one portal feed is not the same job as three portals with two-way listing sync, and a DNCR check on import is not the same build as a real-time check before every dial.

Meta, Google and website forms are included in every setup package, WhatsApp in Advanced and above.
